Siesta Key's Historic Stickney Point

Siesta Key is one of the Sarasota area’s most beautiful and attractive barrier islands.

Siesta Key means elegant homes and waterfront estates, fabulous beach resorts, and a beach consistently rated number one in the nation, sparkling Siesta Beach. Life was much different, however, 100 years ago on Siesta Key. Before the 20^th century, the island was inaccessible by automobile. The first bridge from the mainland to Siesta Key wasn’t constructed until 1917. The “roaring” 1920s saw the first real estate boom in the area, and in 1924, Sarasota County issued municipal bonds to finance bridge and road construction, including the first Stickney Point Bridge over Little Sarasota Bay. Construction on that bridge began in 1926, but that was also the same year a major hurricane hit south Florida, the start of a real estate market bust that continued right into the Great Depression.

South Florida real estate didn’t really pick up again until after World War II, when the entire nation was prospering. Thousands of veterans who had trained in south Florida at facilities like the Venice Army Air Field returned there to buy homes and raise families in the Florida sun. The first Stickney Point Bridge was a steel Warren truss “swing” bridge, a popular bridge style in the 1920s but entirely insufficient for booming Siesta Key by the late 1950s. In fact, a 1959 Sarasota Herald-Tribune editorial called the bridge “a disgrace to the county.” By 1965, replacing the bridge became a priority for Sarasota County, and the new 4-lane Stickney Point Bridge finally opened in 1968. Engineers call it a “bascule” bridge, meaning it’s a drawbridge that can be quickly opened and closed for boat traffic. The bridge quickly became a favorite spot for fishing enthusiasts, and there’s even a bait and tackle shop on the Siesta Key side. Boaters, skiers, and windsurfers can be seen from the bridge almost every day of the year.

The Stickney Point Bridge is named after “Uncle” Ben Stickney (1842-1912), a Siesta Key pioneer and early settler who became legendary for his bighearted hospitality and for the huge parties and picnics held at his Siesta Key estate.

New Lights May Mean New Life South Of Stickney Point Bridge

There’s a lot of interest these days in redeveloping and adding new lights to Siesta Key south of Stickney Point Road.

A pair of Siesta Key business owners, Aledia Tush, of CB’s Saltwater Outfitters, and Dave Stewart, of Captain Curt’s Crab & Oyster Bar, are working with Sarasota County on a project to add lights and to make the area more enticing to new investors. Florida Power & Light already has conduits in position for street lighting, so the addition of new lights would not be a crushing burden to property owners, who would be taxed for both the initial work and the continuing maintenance. Lights were not installed when the conduits first went up because there was no procedure or mechanism in place to pay for them.

But new lighting could be just what the Stickney Point area needs. The most recently-constructed building in the 11-acre commercial district on south Siesta Key is 18 years old, an abandoned nightclub. A storage facility and a marina sit adjacent to the gray, vacant nightclub building. With only 14 commercial properties now in the district, many believe that new lighting would be precisely the catalyst that’s needed to attract fresh business investment. Several of the business owners have indicated that while their businesses do “okay” in tourist season, a revitalized commercial district appealing directly to local residents would be a great benefit during the “off” season. It would also benefit the residents. Old Stickney Point Road leads into a residential development and single-family homes on Siesta Key, and these folks probably do the bulk of their retail shopping by driving north to Siesta Key Village or east into Sarasota.

For the moment, however, no final decisions have been made either by Sarasota County or by Florida Power & Light. Sarasota County and Florida Power & Light completed a similar project at Siesta Key Village in 2008. Stickney Point Road and Stickney Point Bridge are named for “Uncle” Ben Stickney (1842-1912), a pioneer and early Siesta Key settler who became known for his generous hospitality and for the huge parties and picnics held at his Siesta Key estate.

Siesta Key today is known around the world for the sparkling white sands of Siesta Beach, which is consistently ranked as America’s top beach and as one of the most remarkable beaches in the world.

Siesta Key is also acclaimed for its fabulous resorts and desirable luxury homes on Siesta Key. Yet luxurious living on Siesta Key is nothing new. The island has a heritage of grandeur going back more than a century. As early as 1900, Sarasota’s barrier islands were already emerging as popular tourist destinations.

It was 1906 when E.M. Arbogast visited Sarasota from Marlinton, West Virginia. Arbogast had a sharp eye for money-making ventures, and he quickly saw the potential of the barrier islands. Arbogast purchased acreage at the north end of Siesta Key, which was originally called Sarasota Key. Arbogast initiated the construction of the Bay Island Hotel, which opened in 1912 bringing luxury and grandeur to Siesta Key. The Key was 2 miles from downtown and 20 minutes away by ferry, but even with no bridge to Siesta Key, the Bay Island Hotel was a smashing success. The most up-to-date amenities – running water and electric lights in every suite, and a fabulous seafood menu including oysters and stone crabs – were provided. Guests paid the upscale-for-its-time rate of $2.50 a day.

Naturally, the Bay Island became even more popular when the first bridge from the mainland finally reached Siesta Key in 1917. The grounds took up 10 full acres; classical landscaping was designed to blend with the native, moss-draped oaks and majestic pines. Boats were made available to guests for cruises and fishing trips. Tourists enjoyed the Bay Island’s splendor and elegance until the building was lost to fire in 1952.

The Bay Island Hotel was by no means the only spot on Siesta Key for luxury and grandeur in those days. Local businessman and politician Harry Lee Higel also saw Siesta Key’s potential. In 1907, Higel and his partners at the Siesta Land Company platted the north end of the island and initiated plans for a grand luxury hotel. Hotel Higelhurst opened in March 1915 with 20 suites, a number of adjacent guest bungalows, and a huge, elegant dining facility. More than 200 took ferryboats to Siesta Key for Hotel Higelhurst’s grand opening celebration. The hotel featured hot and cold running water in every room, large baths, gas and electric lights, and even telephones, the “high-tech” amenities of the time. Sadly, the Hotel Higelhurst burned only 2 years after it opened, and Higelhurst did not rebuild.

The Bay Island and Hotel Higelhurst are long gone, but these legendary hotels established a legacy of elegance, luxury, and grandeur that remains the standard on Siesta Key today.

Spring 2013: Housing Prices Slowly Rising on Siesta Key

The housing market is booming on sparkling, world-famous Siesta Key.

Prospective buyers are advised to act in the short-term rather than the long-term, as all indications are that the housing market is about to become a seller’s market.

The housing inventory – available homes for sale on Siesta Key – has declined by a full 25% in just the last year. On January 31, 368 Siesta Key condos and single-family homes were on the market, compared to 488 homes for sale on that date in 2012. And only 5 single-family homes in the $250,000 to $500,000 range were for sale on January 31, a 64% decline from the January 2012 figure. Regarding condominiums, 82 in that price range were on the market in Siesta Key at the end of January, a 38% decrease from the January 31, 2012 figure. Several condo communities on the Key actually had no units for sale on January 31.

A declining inventory, of course, pushes up housing prices, and on Siesta Key prices are on the rise in all categories. Siesta Key homes in the $250,000 to $500,000 range sold for an average $314 per square foot on January 31, a whopping 49% rise over the January 31, 2012 figure of $211. Condominiums in that price range rose by 11% in the same period, to $305 per square foot.

In the next price range, $500,000 to $1,000,000, Siesta Key’s inventory is also dwindling, although not as rapidly. The number of available single-family homes was down 27% from the previous year, while available condos in that range dropped 22% in the same period. From January 2012 to January 2013, the single-family homes in the $500,000 to $1,000,000 rose in price a stunning 53% to $259 per square foot. Condos in the same range dropped slightly in price, but only slightly, from $427 per square foot in January 2012 to $418 per square foot in January 2013.

Conditions are quite different, however, when it comes to Siesta Key’s high-end luxury properties. In the $1,000,000-plus range, inventory has actually increased in both single-family homes (from 87 in January 2012 to 92 in January 2013) and condominiums (from 20 in January 2012 to 23 in January 2013). However, if prices are any indication, sellers are nevertheless expecting a seller’s market this year. Prices for Siesta Key’s luxury properties rose 8% from January 2012 to January 2013; the average list price increased from $3,100,000 to $3,340,000. Condo prices n the luxury category climbed even more in the 12-month period, from $1,440,000 to $1,610,000, a 12% spike.

Siesta Key is coveted territory, the site of Siesta Beach, which is consistently ranked as America’s top beach; it’s also only 5 minutes from booming downtown Sarasota. Prospective buyers may want to act before prices top out, and they can be assured that more Siesta Key properties will soon be coming onto the market.
